Greenwood Builders UK Ltd was awarded the contract by a local property developer to transform this exceptional property into two accommodating flats and a ground floor shop space.
The property was previously used as a local menswear shop called Arthur Whitcher which had been a family business for many years in the town. The property was sold with planning with a considerable amount of renovating to be undertaken while under the supervision of a conservation officer due to the property being a late Victorian Grade II listed property.
The plan was to form two town apartments and a shop space while retaining as many original features of the property. The shop space already had a tenant secured before the build was completed. This is currently The Rustic Bean – Coffee house.
Works undertaken by Greenwood Builders included:
- Form new commercial shop space
- Create a disabled toilet for shop space
- In line with conservation, fully restore the existing basement staircase
- Form door opening for communal access to both apartments
- Sound insulate at install hush flooring to pass decibel ratings
- Install structural steel to support upper floors
- Form dormer window to allow clear access into attic space
- Restore old sash windows and upgrade to conservation 12mm glazing units
- Make attic space habitable, fully insulating rafters
- Install 3 bathrooms
- Install 2 new Howdens kitchens
- Install roof vents for complete roof ventilation
- Completely rewire property and install fire sector alarm system
- Install automated smoke vent complying with building regulations
- Organise for new water main connections to both apartments from the utility services
- Fully decorate the property and external woodwork
- Lay flooring complete throughout the property
